Advocacy – Got the City of San Diego to lower the discretionary approval requirement for this franchise to operate in Prime Industrial Lands from a Process 5 – General Plan Amendment to a Process 2 Neighborhood Use Permit (NUP); then processed the NUP. Negotiated with the Miramar Airforce Base to allow a dog kennel within a restrictive use easement, and worked with the city to reduce the differential Development Impact Fees by 80% so that the Dogtopia owners could afford to open their doors.

Dogtopia of Miramar hired Terry in October 2014 when we began hitting roadblocks with the City of San Diego. It is unfortunate in the first place that we even needed to hire Terry to start up our small business as the city was difficult and useless. Terry was instrumental in successfully communicating with an industry that is not easy to work with. Terry maintained professionalism and a positive attitude through a very convoluted and arduous process. Terry helped us tirelessly with impeccable communication and helped us keep our spirits up as well (we were feeling beyond defeated)! The end result, because of Terry, we were able to negotiate an 80% reduction in an unfair development impact fee, get the Miramar Airforce Base to back off on a restrictive use easement, and get the city to change their rules to allow a dog care facility in a Prime Industrial Lands area so we could finally get all of our building, zoning, and occupancy permits. I am convinced we would not have been able to open our business in the City of San Diego if it weren’t for the help of Terry Strom.
